Slate roofing in Filey

What Filey's conditions mean for your slate roofing

Filey's roofs face the same coastal exposure as Scarborough but with less shelter, the seafront terraces and properties on Church Cliff take the wind straight off the North Sea with nothing to break it. That makes fixing specification the priority here, mechanically fixed tiles and slates, coated fasteners, and flashing detail that won't lift in a gale. A lot of Filey's housing stock is older, terraced or semi-detached properties near the centre, alongside a good number of retirement and second-home properties on the newer estates off Muston Road, where low-maintenance matters most, which is why we see more flat roof extensions and GRP requests here than a straightforward pitched re-roof.

How it works

Getting your roof sorted is simple

From first call to finished roof, we keep the whole process clear and tidy.

  1. 1

    Free roof inspection

We inspect the roof, by ladder or drone survey where access is difficult, check for underlying issues, and give you a fixed written quote with no obligation.

  2. 2

    Scaffolding & preparation

Where needed, scaffolding goes up and the site is protected, skips or waste routes agreed, and materials ordered to spec before work starts.

  3. 3

    Roof work carried out

Repairs, re-roofing or new installation carried out to specification, with the site kept tidy and safe throughout, including magnetic sweeps for nails and debris.

  4. 4

    Walkthrough & guarantee

We walk the finished roof with you, or share a photo report where access is restricted, confirm you're happy, and hand over your 10-year written guarantee.

Is it time?

Signs you need slate roof work

  • Slipped or missing slates, particularly after high winds
  • Nail sickness, where old fixing nails have corroded and slates work loose
  • Damp patches in the loft, often starting at valleys or chimney flashing
  • Delamination or flaking on the slate surface itself

Natural vs fibre cement slate

Natural slate is the traditional choice, longer-lasting and usually required on listed or conservation-area properties, but costs considerably more. Fibre cement slate gives a similar appearance at a lower cost and is a practical option where matching isn't a planning requirement. We'll advise which applies to your property before quoting.

Why choose us

Why Filey homeowners choose us

10-year written guarantee

Every roof we complete is backed by a full 10-year guarantee in writing. If it fails through our workmanship, we put it right at no cost.

Built for coastal weather

Salt air, driving rain and exposed winds off the North Sea punish a poorly fitted roof. We fix and fit to a spec that holds up to Scarborough's weather, not just the minimum building regs.

Fully insured, every job

Public liability and all relevant trade insurance cover every job we take on, so you're protected from the first ladder going up to the final inspection.

Our own team, no subcontractors

The roofer who quotes your job is the roofer on your roof. No labour-only gangs, no middlemen, no surprises halfway through the job.

10-year workmanship guarantee

Covers our labour and installation. If it fails through how we built it, we fix it at no cost.

Manufacturer product warranty

Materials are covered separately by the manufacturer's own warranty terms, we'll confirm the specifics for your chosen roofing system.

Fully insured

Public liability insurance covers every job we carry out, details available on request.

Storm damage sorted within two days of calling. Scaffolding up, tiles replaced, and they left the garden spotless. Wouldn't hesitate to recommend.

Full re-roof on our bungalow. Tidy team, exactly the quote we were given, and the finish is spot on. Two winters in and not a single issue.

Called out for a leak, found and fixed the same week, explained everything clearly and didn't try to sell us a new roof we didn't need.

FAQs

Slate Roofing questions, answered

Do I need planning permission to re-roof in slate?

Usually not for a straightforward like-for-like re-roof. Listed buildings and some conservation areas do have extra requirements, particularly around slate type and detailing, and we'll flag this during your inspection if it applies to your property.

What is nail sickness?

It's when the fixing nails holding slates in place corrode over time, usually on roofs over 60 to 80 years old, and slates start slipping even though the slate itself is still sound. The fix is re-fixing or re-roofing with new fixings, not just replacing the slates.

Can you match slate on an older property?

In most cases, yes. We source reclaimed and close-match slate for repairs and re-roofs on period properties, and can advise on options that satisfy conservation-area requirements where they apply.
